WELSH REVENUE AUTHORITY

LTT on a home in Wales.

Wales does not charge SDLT. The nil-rate band on a main home is £225,000, which is higher than England’s, and the next band is 6%, which is not England’s 2%.

Main residential sliceRate
Up to £225,0000%
£225,001 to £400,0006%
£400,001 to £750,0007.5%
£750,001 to £1.5 million10%
Over £1.5 million12%

A £350,000 main home pays 6% on £125,000, which is £7,500, and nothing on the first £225,000. The same price in England is a different bill because the bands are different. Additional residential property uses the higher schedule that has applied since 11 December 2024: 5% up to £180,000, then 8.5%, 10%, 12.5%, 15%, and 17%. The calculator switches to that schedule when Wales and “additional property” are both set.

Income tax in Wales is not LTT. Welsh taxpayers use the England and Northern Ireland income tax bands on wages.

Questions

Is £225,000 always tax-free in Wales?

On the main residential rates, the first £225,000 is at 0%. Higher rates for an additional property start charging from a lower band.

Does first-time buyer relief match England?

No. Do not apply the English £300,000 first-time buyer band to a Welsh purchase.

£350,000 in Wales versus England

Wales charges nothing on the first £225,000 of a main home and 6% on the next slice. A £350,000 main home is 6% of £125,000, which is £7,500. England on £350,000 is £0 on £125,000, 2% of £125,000 (£2,500), and 5% of £100,000 (£5,000), also £7,500. The totals match at that one price and stop matching as soon as the price moves, because the bands are not the same shape. Do not copy an English first-time buyer relief onto a Welsh purchase. The higher rates for an additional home are a separate schedule, in force since 11 December 2024, and they start charging below £225,000.

An additional home is a different schedule

The £225,000 nil band is for the main residential rates. Higher rates for an additional residential property, in force since 11 December 2024, start at 5% and do not wait until £225,000. Budgeting a buy-to-let in Cardiff with the main-home table understates the tax. The calculator changes schedule when Wales and “additional property” are both set.

Income tax for a Welsh taxpayer is still the England and Northern Ireland wage bands. LTT is charged because the property is in Wales, not because the buyer’s payslip is Welsh. A buyer who lives in England and buys in Wales pays LTT, not SDLT.
